The project was originally a hard bid (by five firms, including Denark) that came in $3 million over budget.
Denark was ultimately selected through an RFP process to be the CM. We performed extensive value analysis to bring the project within budget without eliminating any needed program elements. Several constructability items were addressed including changing the foundation system from geo-piers to undercutting the site and replacing the material with shale that was readily available on site. This allowed the earthwork to proceed through the winter months. The project was also adjacent to a wetlands area regulated by the US Army Corps of Engineers, and the work had to be carefully monitored to meet their requirements.
This award-winning project was an overwhelming success for the City of Kingsport. The City is now a repeat client, having hired Denark in 2014 to build its new Brickyard Park project.
